Investing in property – a beginners guide

Filed under: Property investment — admin @ 7:07 am

According to many entrepreneurs and self-made millionaires, investing in property is one of the most dynamic, exciting, and best of all, lucrative opportunities in investment available. Sure, there are quicker ways to make money sometimes, but not many, and few of them are as dependable as investing in property. No matter what else happens, people will need homes to live in, office buildings to work in, pubs to drink at, and hotels to stay in, and so investing in property is really a way to make money off of the second most indispensable human need, next to food. Along with the property comes the land of course – and land is a diminishing resource and over the long term will always increase in value due to the basic economic laws of supply and demand.

However, you need to know how to invest in property/real estate before you just go and dive right in. property investing is really as dangerous as any other kind of investment if you do not know what you are doing, although an amzing marketplace it is not idiot proof! Buying the wrong property for the wrong price in the wrong area at the wrong time can can be an economic disaster. But if you take the time to do some research ( read all the informative articles on this site for a start!), and have some capital to start with, you will find that investing in property can lead to heaps of money before you even know it.

There are many ways to handle investment in real estate. One of the best way to invest in property is to houses or flats to rent out. Although you are responsible for some of the routine maintenance, as the landlord you have to do almost nothing to insure that the money keeps on pouring in. Basically, all that you have to provide is a house, and a little bit of routine maintenance, and you will be home free, with an almost zero-work source of residual income. You can then use this income to buy up more property and rent it out again. Provided that you pick the right areas to lease your houses in, it is an almost risk-free form of investing in property. Once you have done it once its easy to expand a repeat the process over and over.

If you are a little more handy, and want quick capital gain, you can opt instead to buy and renovate houses. This is one of the big growth areas of investing in property because it is so lucrative and fun (for those who enjoy getting their hands dirty). In almost any town, there are people willing to sell an old, run down house for next to nothing ( although bargains are becoming harder to spot due to the popularity of property investing and renovation in the media and on TV), and people willing to buy the same house, restored to good order, for a handsome return! You can even buy interests in property that a developer is building, and you will be sure to turn a profit if it is in a high-growth area. few opportunities are as potentially lucrative as property!
