Kitchens and bathrooms are huge selling points, and a good kitchen can clinch a quick sale, which is why getting your kitchen right is the number one priority when you start thinking about selling your house. And remember, kitchen design moves fast. A kitchen that looked cutting edge 4 years ago can easily look dated now, but this doesnt mean spending a fortune on a new one. Instead there are plenty of simple, cheap tricks that you can use to give yesterdays kitchen a contemporary designer look.

Not all buyers want the same thing out of a kitchen, so think too about what your buyer is likely to want. If yours is a family house, it will need to be a multi-purpose room. These days, family life often revolves around the kitchen. It is a place where the children play, do their homework, where small businesses get started and, most importantly, it is the place where the family gathers at meal times. As well as being fashionable, family kitchens must also be spacious, practical, hardworking, welcoming and cosy.

Busy professionals may not spend much time in the kitchen. They may not know the difference between a fan oven and a grill, and their idea of cooking is popping an occasional ready meal into the microwave, but that doesnt mean you can palm them off with a tired and dated look. For these buyers a smart designer kitchen is a must have status symbol.

The kitchen is the most expensive room in the house and if it needs work, buyers will be put off by the thought of the money they will need to spend on installing a new one. A clean, spacious and practical kitchen is your biggest selling point. A poor kitchen can make an otherwise lovely house difficult to sell because buyers lack the imagination to see that updating it doesn't necessarily mean spending a lot of money.
